Once the layout is logic-checked and every practical need is accounted for, we move from the drawing board into the technical details of design development and tendering, and finally, onto the site for construction.

Analysis of internal volumes and circulation to optimize floor plan efficiency. This service includes the development of strategic layouts that address both structural constraints and the functional requirements of the brief.

Creative Direction & Concept Design
The initial phase focuses on the aesthetic and atmospheric narrative of the project. Through curated materiality, tonal palettes, and spatial studies, we establish a cohesive creative vision. This stage ensures that the emotional and visual intent is defined before moving into technical development, allowing for a project that is both soulful and intentional.

Technical Documentation & Statutory Compliance
The studio produces comprehensive interior drawing packages—including detailed plans, elevations, and sections—required for both construction and regulatory approval. We specialize in the development of "construction-ready" technical sets for tender and fabrication, with a particular focus on bespoke joinery. All documentation is prepared to meet the rigorous specifications required for Building Regulations submission, ensuring seamless coordination with Building Surveyors and local authorities to confirm that all internal designs satisfy current UK statutory standards.

Materiality & Finishes Specification
Sourcing and technical specification of all interior finishes. This involves the selection of materials based on aesthetic intent, durability, and regulatory compliance, documented through detailed schedules for procurement and installation.

Lighting & Electrical Coordination
Development of integrated lighting strategies, including the production of electrical layouts and RCPs (Reflected Ceiling Plans). We coordinate the placement of architectural and decorative lighting to ensure seamless integration with the interior structure.

FF&E Curation & Procurement
Management of the Furniture, Fixtures, and Equipment (FF&E) lifecycle. This includes the curation of furniture and textile palettes, followed by the formal specification, sourcing, and procurement of all loose items and decorative elements.

Technical Oversight & Site Coordination
Provision of ongoing consultancy throughout the construction phase. We coordinate with contractors and specialist trades to resolve site-specific technical queries, review shop drawings, and ensure the build aligns with the specified design documentation.
